Frequently asked questions

Important decisions deserve clear answers.

Buying in another country, selling your home or investing on the Costa del Sol raises questions. That is normal. Here we answer the most common ones about buying, taxes, financing and selling in Andalusia.

Can’t find your answer? A 30-minute conversation usually clears everything up.

Before viewing houses, define three things: why you are buying, what your total budget is (price plus taxes and costs) and what lifestyle you are looking for. A main residence, a second home by the sea and an investment call for different decisions.

We start by listening to you, compare areas with you and show you only what fits. Our goal is not to show you more properties, but to help you choose better.

Yes. Citizens of the European Union and of other countries can buy property in Spain, even if they are not resident. You will need an NIE, proof of the origin of the funds and an understanding of the tax obligations that arise after the purchase.

In specific cases there may be special requirements depending on nationality or location. We guide you through each step and put you in touch with the right specialists.

In Andalusia, as a general reference: for resale properties, 7% transfer tax (ITP); for new builds, 10% VAT plus 1.2% stamp duty (AJD). On top of this come notary, land registry and lawyer fees and, if there is a mortgage, valuation and bank charges. Some buyers may qualify for reduced rates.

Always calculate the total cost, not just the advertised price. We prepare it for you before you make an offer.

Yes. Much of the transaction can progress remotely: video-call viewings, digital documentation and coordination with the notary and lawyer. The signing can be carried out through a valid power of attorney, which may require an apostille or a sworn translation.

We organise it in advance so that everything is ready on the day of the signing.

The reservation formally expresses your interest and sets initial conditions. The deposit contract (arras) governs specific commitments between buyer and seller, and its consequences depend on the type agreed: with penitential arras, the party who withdraws loses the deposit paid or returns it doubled.

Never hand over money without understanding exactly what you are signing. We explain it to you point by point.

In a straightforward resale purchase, it usually takes between six and twelve weeks from agreement to signing. With a mortgage, a new build or special circumstances, the timeframe may be longer.

We help you set a realistic timetable before you commit.

No. Buying does not automatically grant a residence permit, and the former scheme known as the Golden Visa stopped accepting new applications in April 2025.

If you wish to move to Spain, it is advisable to look separately at the residence route that suits your situation.

The asking price in listings is not the price at which properties sell. We analyse location, size, condition, views, documentation, competition and real demand to propose a well-founded pricing strategy.
